How To Identify The Need For a Roof Replacement

Your roof’s age is a great indicator that will let you know when you should replace your roof. Assuming you have kept up with regular maintenance, repaired damages in a timely manner, and performed frequent inspections on your roof throughout its lifespan, your roof should last up to 30 years. You may ask yourself “My roof is 30 years old, but I don’t have any leaks… do I really need to replace it?” Although the answer to this isn’t always yes, 9 times out of 10 it is a yes. The goal is to replace an old roof before you suffer from the damaging interior effects of leaks. You do not want to wait until your roof starts causing interior damage to replace it, then you need to worry about the expense of the roof and the expense of fixing interior damage at the same time.

Our Roofing Process

Tear Off

The roof replacement process begins with a complete tear-off. We thoroughly remove all of your old roofing materials and place them in our dumpster. We take deep consideration of your home and ensure we maintain a clean working environment. Our roofers are trained to be careful when throwing materials off the roof and into the dumpster as we strive to avoid any damage to your home or its landscaping. 

After the tear-off is complete, our roofing team performs an inspection of your roof decking (the plywood) to check for any damaged or rotten pieces. This part is crucial because we want to ensure you have solid plywood across the entire home before installing your new shingles. 

Dry-In Installation

Once the decking inspection is complete, and we are good to move forward, we start the dry-in installation. Dry-in materials are all the materials underneath your shingles that keep your home dry and leak-free. This dry-in material list includes:

– Ice and Water Protector

– Underlayment

– Drip Edge

– Box Vents 

– Pipe Flashings

Shingle Installation

Once the dry-in installation is complete, we start the shingle installation process. First, we begin with installing what is called the starter shingle. This shingle is the first shingle that is installed around the edge of the roof. After that, we start to install all of your GAF architectural asphalt shingles using 6 nails per shingle for more durability. Once all the shingles are installed, we install the last shingle which is called your hip and ridge shingles. These shingles are what protect all your ridges where two slopes meet. 

Final Cleanup/Inspection

The roof is complete and now you have a new beautiful, strong, reliable roofing system on your home… but the job is not complete yet. Our team will perform a final inspection on your roof and yard, making sure everything is sealed on the roof and cleaned up in your yard. Our goal is to make your yard look like we were never there. We take pride in this final inspection and make sure there aren’t any nails in the yard or pieces of shingles in your bushes and flowerbeds. 

Then we complete the job with a walk around the house with the homeowner to make sure they are satisfied with the completed job.

How Much Do Roof’s Cost? 

This here is a very broad question, and something many people don’t like to hear is “it depends”. But that really is the correct answer because it does depend, on a lot of different things. Here are just a couple of different things that go into the price of your new roof:

– How many layers do you currently have on the home?

– How big is the home?

– How steep are the slopes?

– What material is being installed?

– How many stories is the home?

– ETC…

As you can see, there are quite a few different factors that play into the total cost of your roof replacement, but we also don’t want to leave you hanging with no answer. We are happy to give you averages, which is going to be about $550 a square. A square is a 100-square-foot area.

So, for example, if your home had a 2,000-square-foot roof, which is 20 squares, on average, your total roof replacement would cost about $11,000.

So What Is a Roof?

A roof is the number one protector of your home; it is the first line of defense against the outside weather. But there’s much more to a roof than just some shingles thrown on top of the structure. 90% of the roofing system you can’t even see, and if one of these items fails, the entire roofing system can fail. Below, we will go through each component of the roofing system and explain the purpose of that component.  

1. Rafters 

The rafters are the very first layer of the roofing system. The entire roof is supported by these rafters. They are what carry the weight, create the roof shape, and create your attic space. If you peak into your attic and look at the roof, those wooden beams that look similar to the framing in an unfinished basement, are what we call “rafters”. 

2. Plywood

The plywood, also known as sheathing or decking, is going to be the second layer of your roofing system. This layer will be what the rest of the roofing system gets nailed to. The entire roof needs to have this installed, covering all the rafters.  

3. Underlayment

The underlayment is going to be the third layer of your roofing system; this is the layer that keeps everything underneath it dry. Your underlayment is nailed to the plywood, covering every square inch of the wood. 

4. Ice and Water Shield

We wouldn’t consider this material a new “layer” as it just goes along the eves, rakes, and valleys. The ice and water shield is designed to protect the home from leaks caused by severe weather in cold climates and ice dams. 

5. Drip Edge 

Drip edge is an aluminum material that goes along the edge of the entire roof. The drip edge is designed to direct water from the roof and fascia into the gutter system. 

6. Ventilation systems 

There are many different kinds of ventilation systems, such as box vents, ridge vents, gable vents, whirlybird vents, dormer vents, etc… Although there are many different options to choose from, they all serve one purpose, which is to ventilate your attic, removing hot moist air. 

7. Pipe Jacks 

Pipe jacks, also known as pipe boots, go around the exhaust pipes coming out of the roof. They are designed to seal the pipe, protecting the roof from any water or debris entering the roof from the hole the exhaust pipe passes through.  

8. Shingles

Now for the final product that we all see and gives your home that lovely aesthetic appeal: the shingles. These are designed to protect everything underneath them from the wind, rain, snow, and sun. There are a variety of different asphalt shingles you could use on your home, from different styles and colors to many different durability options.
